Why Denton County values run high

Your DCAD value is an estimate, not a fact.

Denton County is one of the fastest-growing counties in Texas, with new communities filling in along I-35, US-380 and the Dallas North Tollway. The Denton Central Appraisal District values a mix of established neighborhoods in Lewisville and Flower Mound and brand-new master-planned communities, and the two do not always compare cleanly.

New-construction sales close by can push up values on older homes, and acreage, flood plain and access issues are easy for a mass appraisal model to miss.

Texas law gives every owner the right to protest. We build the case with recent sales, equity comparisons against similar properties, and the condition and location issues the district missed, then negotiate directly with DCAD appraisers. If the informal review does not get the right result, we take it to the Appraisal Review Board. You never have to appear.

Denton County FAQ

Common questions

What is the protest deadline for 2027?

May 15 falls on a Saturday in 2027, so the deadline moves to Monday, May 17, 2027, or 30 days after your notice was delivered if that is later. Your notice shows the date that applies to you.

How much does it cost?

Nothing upfront. Our fee is a percentage of the tax savings we win. If your value is not reduced, you pay nothing.

Do I have to go to a hearing?

No. We file the protest, negotiate with the Denton Central Appraisal District, and represent you at the Appraisal Review Board if it gets that far.

When does Denton CAD mail Notices of Appraised Value?

Denton County notices usually go out in April. Check your notice for the exact deadline.

Is Denton CAD the same as Dallas CAD?

No. Both go by DCAD, but the Denton Central Appraisal District is a separate district with its own appraisers and its own review board. We work with both.

My property has acreage or an agricultural valuation. Can you help?

Yes. We review both the market value and whether special valuation is being applied correctly.
