Why Harris County values run high

Your HCAD value is an estimate, not a fact.

Harris County is the largest appraisal district in Texas, covering Houston and dozens of surrounding cities and communities. With well over a million accounts to value, the Harris Central Appraisal District leans heavily on models, and flood history, deferred maintenance and location issues are often missing from the number on your notice.

Flood exposure, drainage, foundation movement and storm damage all affect what a Houston-area property is worth, and none of them show up well in a mass appraisal model.

Texas law gives every owner the right to protest. We build the case with recent sales, equity comparisons against similar properties, and the condition and location issues the district missed, then negotiate directly with HCAD appraisers. If the informal review does not get the right result, we take it to the Appraisal Review Board. You never have to appear.

Harris County FAQ

Common questions

What is the protest deadline for 2027?

May 15 falls on a Saturday in 2027, so the deadline moves to Monday, May 17, 2027, or 30 days after your notice was delivered if that is later. Your notice shows the date that applies to you.

How much does it cost?

Nothing upfront. Our fee is a percentage of the tax savings we win. If your value is not reduced, you pay nothing.

Do I have to go to a hearing?

No. We file the protest, negotiate with the Harris Central Appraisal District, and represent you at the Appraisal Review Board if it gets that far.

When does HCAD mail Notices of Appraised Value?

Harris County notices usually go out in the spring, often in April. The deadline on your notice is the one that applies.

Can past flooding or storm damage lower my value?

It can. Repair estimates, insurance claims, photos and flood history are all evidence we use with HCAD.

Do you handle Katy and Cypress properties outside Harris County?

Parts of Katy are in Fort Bend and Waller counties. Contact us and we will confirm the right district for your address.
