Your RCAD value is an estimate, not a fact.
Rockwall County is the smallest county in Texas by area and one of the fastest growing, with lakefront homes along Lake Ray Hubbard and new subdivisions in Fate and Royse City. Lake views, lot size and new-construction comparables can push Rockwall Central Appraisal District values above what a home would really sell for.
Lakefront premiums, view adjustments and new-build comparables are where Rockwall values most often go wrong.
Texas law gives every owner the right to protest. We build the case with recent sales, equity comparisons against similar properties, and the condition and location issues the district missed, then negotiate directly with RCAD appraisers. If the informal review does not get the right result, we take it to the Appraisal Review Board. You never have to appear.

Common questions
What is the protest deadline for 2027?
May 15 falls on a Saturday in 2027, so the deadline moves to Monday, May 17, 2027, or 30 days after your notice was delivered if that is later. Your notice shows the date that applies to you.
How much does it cost?
Nothing upfront. Our fee is a percentage of the tax savings we win. If your value is not reduced, you pay nothing.
Do I have to go to a hearing?
No. We file the protest, negotiate with the Rockwall Central Appraisal District, and represent you at the Appraisal Review Board if it gets that far.
When does Rockwall CAD mail Notices of Appraised Value?
Rockwall County notices usually go out in April. Check your notice for the exact deadline.
My home is near the lake but has no water access. Can that lower my value?
It can. Views, access, slope and flood exposure all matter, and they are often valued the same as true waterfront.
Part of Rowlett is in Dallas County. Which district handles my protest?
The district for the county where the property sits. Our property search shows the right one for your address.
